Detailed Guide
This is a detailed description of a round of House Flip, going through winning and losing strategies to teach you how to play this strategic real estate game.
You can choose one of the following options through the Main Menu.
- Play and Play (No Time Limit) are both options to play the main game. The No Time Limit option will allow you to play the game at a more relaxed pace. It will require watching an ad beforehand.
- Progress will allow you to take a look at your current money, properties, loans and other expenditures. You can reset your entire progress from this menu should you like by using the lower right button.
- Options will give you the settings menu, to turn the sound or music off.
- Help will provide you with a detailed guide of how the game is played. Check it if you need any assistance.
When starting the game, you'll be able to pick between several different properties to flip. You'll see your total money amount on the top left of the screen. You can also earn an extra 100,000 by watching an ad on the bottom left. Go back to the main menu on the bottom right.
You can scroll through the different pages by clicking on the bottom arrows.
Once you pick a house, the game begins!
It might look complicated at first, but the game explains the specific steps on the screen while you play.
If you're already familiar with the game's rules, you can click on Hide Tutorial to close the explanation and fully focus on the game.
Let's begin. First off, you have the important money values on top. The money you have, the money you've spent, and the value that the home currently has. If you're playing with a timer, you can also see it on the right.
The objective of the game, is to be able to fix the house spending a consistent amount of money, so that you can sell it for a good enough price to make a profit. For this, we must increase the Value of the house, as you can see, because it was sold for a slightly higher price than its actual value (because the home seller was also seeking profit).
When clicking on Open House, you open your house to the public and check what they want from the house, as well as what they're willing to spend.
As you can see, none of them is offering a high enough value so that you can turn a profit. However, they have likes and dislikes. We can use that to our advantage.
Let's take a look at Buyer 3 in particular. As we can see, she'd like a Repaired Sink, all Windows on the 1st Level Repaired, and Ceramic Tile Floors. We can do this as we fix the house.
Let's start with the Kitchen Sink. If we go to the house, we can look at the kitchen and all of its areas. We can click on any of them to check more information, and click away to close them. Let's click on the Sink.
As we can see, all of the information on the sink is displayed there. White, 10 Years Old, Poor Condition. The buyer said she wanted a Repaired Sink. So we can click on Repair, costing us $250.
In order to perform an action such as this, we must click on Repair, we have to click on This Spot, as selecting an entire Level or House would be far too costly, and then select Start.
This will start the repairing minigame. You can use your mouse to repair the crack on the sink pipes, and fully repair it. Your progress will be marked below.
After you've done so, you will be able to see the R symbol for Repaired on the house map.
Now, let's get those windows repaired as well. As before, click on any of the windows. However, let's select This Level so that the game knows we're repairing all the windows in the First Level, as indicated by the buyer.
This time, the minigame will be different. You will have to insert the glass into the window. Hold the glass and balance it well. You will have to hold it in a way that you can insert it. If you can't, it will be dropped.
For every action, a different minigame will be selected. There are several different ones to be played. Always watch out for the actions you must perform.
Finally, let's take care of the floors. The buyer wanted Ceramic Floors. Let's select any of the floors and select Upgrade. As we can see, we can choose between several different types. As the buyer wanted, let's pick Ceramic Tile. Then, we pick Entire House, as can be selected. We can then start. As we can see, this will be a costly upgrade of $9000.
As we're fully upgrading the floor, the minigame will have 3 distinct parts! First, we must smash the previous floor. For this, we can click on the floor with the left mouse button until it's entirely smashed.
Then, we apply the thinset. For this, we must spread it through the floor holding the left mouse button and swiping it through the entire surface.
Finally, we'll pick up the tiles and place them on the surface in a third minigame.
Now we can look at the newly tiled floor in the map! It's time to click on Open House again and accept the proposal for a profit!
Whoops! It looks like the repairs on the floor took us over budget with the $9000 repair. We'll be taken to the results screen. We can try again from the main menu, and choose a house and buyer with better prospects.
Let's take a look! On a cheaper $40,000 house, this buyer seems to have a more conservative idea of the changes he wants, with cheaper changes being requested. Repairs and wallpaper.
For the wallpaper, you'll have to smash the old walls and get the new ones ready. Some new minigames will appear when selecting the walls and upgrading them. Remember, that you can always check the action you must do with the mouse on the bottom left. In this case, you must use the left mouse key to hammer the nails.
You can also pick the wallpaper color in the middle of the minigame, so don't worry about choosing it in one of the main menus.
Other minigames will have you perform specific actions, such as click on the water with the wiper, before being able to wash the windows.
After performing strategic choices on which options to pick, simply open the Open House menu again and pick the correct buyer. You'll be able to sell the house for a neat profit!
If you end up losing all of the money available to you, a bank loan will appear. But you'll have to pay it back in time with other smart purchases. Make a killing in the real estate market!
Tips
Pick a property wisely. While buyers will always give more money for more expensive properties, fixing these properties will also be more expensive.

Choose your buyer. Some buyers will already have objectives fulfilled. These will be marked in green and they will be a possible way to save money while selling to an interested party.
Use the tutorial. The tutorial is large and always present in the game unless you hide it, due to the complex nature of House Flip. Always make sure to refer to it in case you've skipped a step.
Check each description. While the game has plenty to read, descriptions are very helpful in knowing what the house is truly worth. Make sure to verify everything before making a sale.
By following these tips, you'll be sure to conquer the real estate market!
Scoring
The game of House Flip doesn't have the typical model of scoring the same way other Arkadium titles do. As opposed to other games, the objective of House Flip is to keep buying and selling houses in order to turn a profit, and your profit will be everchanging. Due to this, we are unable to provide you with a final score for the game.
